We take on fewer homes than the big firms, on purpose. It means your sale gets a senior advisor — not a junior agent and a call center — and your search gets someone who has actually walked the block at dusk.
Twenty-six years on the bay have taught us that the number on the listing is the easy part. The judgment around it is the work.

“Beacon priced our home five percent above what two other agents told us — and then proved it with an offer in eleven days. They knew our street better than we did.”

Good to know
Every Beacon valuation begins on-site. We weigh recent comparable sales, the home's condition and light, lot orientation, and the rhythm of buyer demand in your specific block — not a county-wide average. You receive a written range with the reasoning behind it.
Rarely all of them. We walk the home with you and prioritize the handful of improvements that actually move the sale price, then connect you with our trades partners. Many sellers list as-is after a focused, two-week refresh.
There is no fee to meet, tour, or receive a valuation. Our commission is agreed in writing before we list and is paid only at a successful close. Staging, photography, and marketing are included in our full-service representation.
Yes. Roughly two-thirds of our clients do both with us. Buyers get early access to coming-soon listings, neighborhood briefings, and an advocate at the negotiating table. Tell us your timeline and we'll build the plan around it.
Our instant estimate is a starting point built from public records and recent comparables — useful for orientation, not for listing. A Beacon advisor refines it with an in-person visit, typically within a few thousand dollars of the eventual sale.
Whether you're buying, selling, or just curious about the market, a Beacon advisor is glad to talk — no obligation.
